Rules, obligations, and agreements for using the NeedSpace platform.

These terms govern your use of the NeedSpace platform operated by NeedSpace AI Systems Private Limited (CIN: U68200KA2026PTC215085). By using our services through WhatsApp, our website, or any other channel, you agree to be bound by these terms.
Eligibility
- •You must be at least 18 years of age and a resident of India.
- •You must have the legal capacity to enter into binding contracts.
- •Government-issued identity verification (KYC) is mandatory for all participants. This includes a valid Aadhaar number, live selfie for liveness verification, and PAN card for financial assessment.
- •Providing false or misleading information during KYC may result in immediate account termination and potential legal consequences.
Owner Obligations
- •Provide accurate and complete property details including address, rent amount, deposit requirements, and amenities.
- •Upload genuine, recent photographs of the property (minimum 5 photos required).
- •Complete KYC verification (Aadhaar number and live selfie).
- •Respond to booking requests within 8 hours. Requests auto-expire after this period.
- •Honour commitments made through the platform regarding property availability and rental terms.
Tenant Obligations
- •Complete identity verification: Aadhaar, live selfie, and PAN card (in that order).
- •Provide accurate employment and income information for risk assessment.
- •Attend scheduled property visits or virtual tours at the agreed time.
- •Respect the property during visits and interactions with owners.
Fee Structure
Property Visit Fees
Visit fees are non-refundable once the owner confirms the booking. Virtual visit fees follow the same structure.
Guarantee Service Fees
Guarantee service fees vary by tier (Basic, Flex, Zero Deposit) and are calculated as a percentage of monthly rent. See our Guarantee page for detailed tier information. All fees are subject to change with prior notice on the platform.

Important Notice
The NeedSpace rental guarantee is a managed risk-sharing arrangement between property owners and tenants. It is NOT an indemnity product, coverage plan, or any form of financial protection regulated by IRDAI. NeedSpace is not registered with or regulated by IRDAI.
Guarantee eligibility is determined by the tenant's verified risk score. Tenants assessed as “Very High” risk are not eligible for any guarantee tier.
Service fees for the guarantee arrangement are contractual charges — they are not protection fees, indemnity charges, or any equivalent thereof.
NeedSpace reserves the right to modify guarantee terms, tiers, and fee percentages with prior notice on the platform.

Liability & Dispute Resolution
NeedSpace acts as a facilitator of rental transactions. We are NOT a party to any rental agreement between owners and tenants. We do not guarantee the conduct, reliability, or suitability of any user.
NeedSpace is NOT a licensed real estate broker. We provide a technology platform for direct owner-to-tenant connections.
We reserve the right to suspend or terminate accounts that violate these terms, provide false information, or engage in fraudulent activity.
These terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of courts in Shivamogga, Karnataka.
Modifications
NeedSpace may update these terms at any time. Changes will be posted on this page with an updated date. Continued use of the platform after changes constitutes acceptance of the modified terms.
