Tenant Verification in India
Tenant verification is the process of validating a prospective tenant's identity, financial stability, and rental history before signing a rental agreement. Learn why verification matters, what landlords should check, and how NeedSpace's AI-powered system protects you from defaults.
Why Verify Your Tenant?
Prevent Rent Defaults
Verify income and employment to ensure the tenant can afford the rent long-term.
Avoid Property Damage
Check rental references to identify tenants with a history of property misuse.
Legal Compliance
Validate Aadhaar and police verification as required by local tenancy laws.
Reduce Eviction Risk
Screening reduces the chance of problematic tenants who violate lease terms.
Risk of skipping verification: Unverified tenants account for 40%+ of rental defaults in Indian metros. A single bad tenant can cost you 6-12 months of lost rent, legal fees, and property repairs. Always verify before signing.
What Should Landlords Verify?
1. Identity Verification (Aadhaar + Selfie)
Validate Aadhaar card to confirm legal identity. Cross-check with live selfie to prevent fake documents. This is mandatory for police verification in most Indian cities.
2. PAN Card & CIBIL Score
PAN card links to credit bureaus (CIBIL, Experian). Check for loan defaults, credit card arrears, or prior rental disputes. A CIBIL score below 650 indicates higher risk.
3. Employment & Income Proof
Request salary slips (for salaried) or ITR/bank statements (for self-employed). Income should be at least 3x the monthly rent. Verify employer with a phone call if possible.
4. Rental References
Contact the previous landlord. Ask about timely rent payment, property condition when vacated, and any disputes. A positive reference is the strongest indicator of good tenant behavior.
5. Police Verification (Optional but Recommended)
Submit tenant details to local police station for background check. Required in some states (Maharashtra, Karnataka) and highly recommended everywhere.
How NeedSpace Verifies Tenants
NeedSpace uses AI-powered verification to screen every tenant before they can book a property visit. Our system checks:
Step 1: Aadhaar Validation
Tenant submits Aadhaar number (we store only last 4 digits for privacy). AI validates against UIDAI database.
Step 2: Liveness Check
Tenant uploads selfie. Our AI performs face-match against Aadhaar photo and detects fake/morphed images.
Step 3: PAN & Credit Bureau
PAN card verified with Income Tax database. CIBIL/Experian check for loan defaults and credit history.
Step 4: Income Assessment
Tenant provides employment type, monthly income, and optional income proof. We calculate income-to-rent ratio.
Step 5: Risk Scoring
AI computes a risk score (0-100) based on bureau status, income stability, and employment type. Low risk = eligible for zero deposit.
Privacy guarantee: All tenant data is encrypted. We never share full Aadhaar, PAN, or financial details with landlords. You only see the verification result (Low/Medium/High risk) and masked identity fields.
What's in a Verification Report?
After a tenant completes verification on NeedSpace, landlords receive a detailed report with:
- •Risk score (Low / Medium / High) with color-coded badge
- •Identity: Aadhaar verified ✓, masked Aadhaar (XXXX-XXXX-1234), masked PAN
- •Employment: Type (Salaried / Self-Employed), stability score
- •Income-to-rent ratio: Whether tenant earns 3x+ the rent
- •Bureau status: Clean / Enquiry / Default / Defaulter
- •Verification timestamp and unique report ID
Landlords can download the PDF report for ₹299. The report is valid for legal purposes and can be attached to your rental agreement as supporting documentation.
